Prema podacima sajta Nekretnine, prosečna cena novoizgrađenog stana u Srbiji (bez Beograda) porasla je za 28.000 evra (u 2016. oglašen stan u proseku je koštao 49.433 evra, a u 2017. ta cena je 67.700), a u Beogradu je cena prosečnog stana koji se oglašava porasla za nešto više od 10.000 evra (sa 65.568 u 2016. na 78.387 u 2017.).

Gradi se po Srbiji, jer tražnje ima. Ipak, u zavisnosti od dela Srbije, kvadrat u novogradnji možete da platite recimo 500 evra koliko je na periferiji Niša, pa do preko 3.000 evra što je cena kvadrata na Dedinju.

U Beogradu, raste tražnja za novim stanovima, a dva su razloga za to. Kako kaže Nedeljko Milinović, iz agencije "Legat", stambeni krediti nikad nisu bili povoljniji, a i zakon o stanogradnji, mnoge je opredelilo na razmišljanje o kupovini novog stana.

- Kupci idu logikom zašto da kupuju polovan ili stari stan, gde moraju da ulažu novac, a zbog novog zakona to će morati i za stare fasade, pa se odlučuju za novogradnju. Cene novih stanova su u poslednjih nekoliko godina skočile i to za 15 do 20 odsto čak, u zavisnosti od lokacije - ističe naš sagovornik.

Inače, za sedamnaest godina, prosečna cena stanova u Beogradu povećana je za četiri puta. Tako se u drugoj polovini 2000. godine dom u novoizgrađenoj zgradi mogao u proseku da kupi za 50.374 dinara po kvadratu, dok danas ta cena iznosi 228.684 dinara.
